The Villa is located in Rosbrin Cove -a Cove that houses around 12 homes, a pier, slipway and boatyard. A lot of the residences have holiday homes here and indeed some live full time as you are only 3 miles from Ballydehob and 4 miles from Schull. The pier is so handy, one can get on the rib and go to all the islands nearby, Ballydehob and Schull for a spot of shopping. Also ideal if you are entertaining and your guests can arrive by water. It is so safe for dinghy sailing and kayaking, ideal for the kids and indeed the adults.
The Villa was built in the 70’s, it is a 4 bedroom/ 3 bathroom detached bungalow sitting on half an acre of landscaped land. There is a driveway on approach and you are perched up high to get the best of the view. Plenty of spots around the garden for barbecues, hanging the washing and parking the cars without interrupting your view.
Accommodation briefly consists of – entrance hall leading to the main house whereby you have 2 big bathrooms with baths and showers (one acts as a Jack and Jill bathroom), master bedroom overlooking the bay, sitting room with an open fireplace, dining room adjoining with a door to the front patio enjoying the vista. Kitchen with the back door, 3 more bedrooms all double and a utility/ WC area at the end which again acts as a Jack and Jill bathroom for the last bedroom.
Services include oil central heating - a new boiler was installed in 2018, septic tank and mains water. The roof is tiled and the windows are teak single glazed. The fascia and soffits are PVC, there is a boiler house at the back of the house and the drive is Tarmac.
The condition of the house is good, it does need upgrading re energy rating but that is easily done with new windows and pumping insulation into the walls – so many grants available for this type of upgrading. The house has been recently decorated and painted and is nice and cosy. One may want to change the kitchen but it all depends on the purpose of use as it is not necessary.
It is only an hour and half from Cork City so not too far to pop down for a mini break every now and then.
Absolutely well worth viewing and definitely a lovely spot to get away from it all.
