The Thatch, Glantane, Mallow, Co Cork – P51 ET71

The minute I saw The Thatch, my face lit up, it was something like out of a fairytale – stunning, old world, intriguing, just wonderful and of course the impressive feature is the Thatched Roof which is in excellent condition and Glantane, well it is a like a village you would see in West Cork – so lovely and yet only a 30 minute drive from Cork City.

So, what is the history of The Thatch – The house was a meeting place for units of the Lombardstown Volunteers and was used as a dispatch depot for sending and receiving mail with frequent visits from Liam Lynch. When the house was been refurbished, they found Volunteer Telegrams hidden in the roof.

The Thatch was built in 1910 and still has some of its original features in place. There is another Thatch Cottage nearby where they have extended by putting on a very tasteful modern extension which really compliments it and brings it into the 21st century.

The three-bedroom 2 storey detached cottage is very deceptive from the outside and what is lovely about the surroundings is that you have mature trees, privacy and only a minute’s walk to the village. The one feature I particularly love is the park across the road which hosts an old telephone box which is used as an honesty book club, very impressive.

The accommodation is spacious, well portioned, measuring 119 sq.m. Spread over 2 levels, there is a ground floor and upper floor beneath the pitched roof.

The dining area is designed mostly from wood, with a large wooden staircase going across.

There is a  cast iron bellow and patio doors in the room which connects to the kitchen. In the room off to the side there are fixtures for a fireplace, and it appears to be a small living room. The first bedroom has wooden floors and an ensuite bathroom with a shower and then 2 bedrooms both ensuite on the first floor.

The Grove, Rushbrook, Cobh, Co Cork – P24 670

Majestic, Intriguing, Special and just a lovely house are the thoughts that went through my mind when I drove up the driveway to the beautiful authentic period residence called “The Grove”.

It’s rare to come across a sizeable yet manageable Period Residence (6 bedrooms 5 bathrooms) sitting on 1.6 acres of land in the heart of Cobh. Currently a loved home for many years but before that Home to The Church of Ireland Clergy in 1900’s, there is a certain air of grandeur which is so endearing and captivating.

Wrapped around part of the front and side of the house is a Veranda in its original state but in good condition. What’s lovely about The Grove is the flow of the house and the different uses the house can cater for. I always think Period Houses were designed for entertaining as rooms lead into each other so nicely.

It was built in 1880 and was built for the Elite so to speak where you have the main house to the front and the servants’ quarters to the back with plenty of room well that was the case in the 1800’s/ 1900’s.

When I saw this – I immediately thought that the house is ideal for a family as the teenage kids could live in one section and entertain their friends – I also thought elderly parents could live with their family and have the privacy, also carers if needed could be in situ so one could stay there.

The other ideas that floated around my mind – Guesthouse, Events Space, Corporate Headquarters, main house as a home whilst developing the stables into self-catering accommodation hence receiving a revenue – it really is a property that will attract an array of buyers.

The house has plenty of room, it is over two floors with an attic space with 2 big rooms. The house measures 4000 Sq. Ft has oil heating, and all other services are on mains. Even the original bells for the servants are there. All the cornicing, skirting, doors and floors are all intact and original.

Accommodation – Entrance porch with original terrazzo tiles, original glass doors to the main entrance hall looking at the captivating staircase – so much light. There are 3 reception rooms, all with fireplaces and one has access to the veranda; you also have a pantry. Off the entrance hall is the servants’ quarters used to be – kitchen, storage room, utility room and back kitchen with access to the courtyard. From that section you go up the back stairs to WC & WHB on the return and then to the bathroom and bedroom and then to the attic space which has two rooms.

Go back into the main entrance hall and approach the grand staircase – on the return a WC & WHB, then the landing – 5 bedrooms (the master suite has a large ensuite complete with his and hers sink, bath and shower) and the main bathroom which acts as a Jack Jill bathroom.  When you are on the landing of the main house there are double glass doors to connect to the servant’s section, so all are very connected.

The grounds have stables which are basically used for storage and could be developed and utilised. There are plenty of nooks and crannies for the kids to hide in the garden – it’s just fantastic and a garden is facing south and southwest – ideal.

Location wise you are within walking distance of all amenities – literally 5 minutes to the school, tennis club, 10-minute walk to the train station and the town centre itself.

All in all, a great house, yes it needs upgrading but it’s special, rare and just a lovely house.

No. 4 The Mall, Cobh, Co Cork – P24 VX75

Townhouse overlooking Cork Harbour in Cobh town, what more could you want. To wake up every morning and look at the sea, watch the activity by day and night on the water is just bliss, I love the saying the Harbour is a hive of activity by day and lights up like a jewel box at night which is just so true.

The Mall is located at the East end of the town, which is a very old and quiet part of the town – you are looking directly at the quay where the pilot boats and  fishing boats are docked, the Titanic Garden is only a minute walk and you are on the flat all the way into town, it’s really a special place.

The house itself is a 3-storey terrace house in superb condition, with a terraced to the rear whilst still captivating the view from the side so you have the best of both worlds back and front. The house is one but is divided into two sections – you have a 2-bedroom ground floor apartment with its own small back yard and entrance. The other entrance brings you to the main house – 3 bedrooms and two bathrooms and a large terrace to sit out.

The renovation includes:

  • New triple glazed tilt and turn windows to front in September 2018
  • New palladio doors September 2018
  • New oil boiler in January 2022
  • New oil tank in 2023
  • Security cameras front and rear.
  • Solid oak floors throughout second and third floor
  • Solid oak kitchen with granite worktops
  • Under sink boiler for instant hot tap water
  • Granite/marble fireplace in sitting room

Accommodation for the apartment:

Sitting room with a stove and view, two bedrooms (one with built in units), bathroom with a shower and a fitted kitchen with a back door to the yard area.

Accommodation for the main house:

Entrance hall which leads you to the communal yard area for the house and apartment including workshop, from the hall you go up the stairs and on the return is access to a small area to put pots and acts like a fire exit point. First floor – bedroom one with a harbour view, large sitting room with an open fireplace and of the course the view. Laundry room/ storage room, fully fitted kitchen/dining room area with access to the rear decked patio area – great for sitting out as you have the sun and view – westerly aspect. The second floor consists of two bedrooms (one with an ensuite and both with views) and the main bathroom complete with a bath and shower.

Features include – Oil heating ( take is kept to the back and filled from the road behind), BER rate of C3, mains services, alarm, and the house measures 183sq.m/ 1970 Sq. Ft and that does not include the storage area, covered patio, and terrace, so it is a decent size house.

When I look at a house like this – a few uses come to mind – ideal for a family as it is big enough and your adult child could live in the apartment, you could house mum and dad, au pair, you could rent out both long term and short term hence potential income and also could use as corporate accommodation for a company which is becoming very prevalent due to the lack of rental accommodation.

What do I think – it is a great house, walk in condition, terrific view and just a fantastic location.

No. 4 The Crescent, Spy Hill, Cobh, Co Cork – P24 YE06

No. 4 is a mid-terrace Victorian Residence with the most spectacular southerly aspect overlooking Cork Harbour, the Cathedral and Cobh town. Superbly perched over the town, you are within walking distance of the town, in fact it offers private steps and access from the Crescent for its residents which is secured by a private gate (all residents have a key).

The harbour is a hive of activity during the day and lights up like a jewel box by night so one will never be bored of the vista. Whilst sitting in your private garden you are blown away by the spectacle of the Cathedral – superb.

Built in c 1860, originally consisted of ten houses, but three more were added, circa 1880. In earlier days, the flat section in the Crescent’s cocoon of a garden was graced by a croquet lawn, and later a tennis court. There was a documentary on Cobh and where Mona Hallihan the Architectural Conservation Officer said, “These houses were for the elite,” according to Hallinan. “The way these places are designed reflects that. The Crescent itself can be seen from everywhere in Cobh and it is overlooking the entire harbour. So, while Cobh has fantastic views, not everybody had the views that you are getting here. And it is prominent; it can be seen from everywhere in the town, so it gives an idea of the high status of the people that lived here.”

No. 4 was bought in 2013 by the current owners was fully renovated and restored to a very high standard since then – so well in fact, one can’t tell that the house has insulation, new wiring, plumbing, restored flooring, restored cornicing, the list is endless. There is a list of works are attached to the add.

No. 4 The Crescent is a terrace three-bay two-storey over basement house. It enjoys its own private terrace which in turn leads into the communal private garden for the residents of The Crescent. The garden is well tended to and offers a peaceful and tranquil setting. Elegantly proportioned, Italianate-style house with classical proportions, retaining notable features such as the sash windows and render detailing. The site includes storerooms with barrel vaults to the basement level. Prominently sited, this well-composed terrace makes a positive contribution to the architectural heritage of Cobh. All original features are intact, marble fireplaces, cornicing, parquet wooden floors, staircase the list is endless. Access is again out on to your private courtyard and garden and gate to the communal garden. Internally the hall and staircase is at the heart, with deep bay windows off the main living spaces giving 180-degree views of Cobh. The layout is adaptable with three big large bedrooms plus bathroom on the third floor, and the ground/middle floor is home to a drawing room, sitting room and kitchen, plus cloakroom and Guest WC & WHB ( heritage sanitary ware) Drop down another floor, and there is a bedroom complete with bath in the room in front of the bay window and ensuite, 2 reception room- one leads to the terrace. From the hall downstairs you have access to the front of the house where the storage units are.

The house is a great family home and one where you could independently use the ground floor either for mum and dad, au pair or indeed holiday lets.

The house offers Zoned Air to water Heat pump, mains services and the house measured 2500 Sq.Ft. Features that so prominent are shutters, quality of the windows, cornicing, tasteful décor, light fittings, original fireplaces, parquet flooring, skirting, doors and the sheer light in the house.

This is my first time seeing a house in Cobh with this calibre of restoration and view all packaged together.

Pearlville, No. 84 Upper Doyle Road, Turners Cross, Cork – T12 HEV8

What a superb property right in the heart of Cork City. Pearlville is a 4/5-bedroom semidetached house with a generous driveway and garden to the front and large spacious garden to the rear complete with an outhouse.

The key selling points for Pearlville are its location and its sunny and spacious garden and house. The one thing that did strike me is how quiet the road is, I just loved it.

The house itself is ideal for a family and a growing family at that as it offers plenty of room.

Accommodation – entrance hall leading into the sitting room with an open fireplace, fitted kitchen/dining room leading into the utility room and then the bathroom complete with shower. Off the utility room you go into another family room which in turn has double doors leading to the lovely bright garden. Upstairs you have 3 bedrooms and a bathroom and on the return which is the extension over the kitchen and utility room is another big bedroom and a small room which has many uses.

Features include – oil central heating, woodgrain PVC windows (installed in 2008), mains services. The extension was built in 1989 and the BER is D2. The house measures 2000 Sq.Ft.

On approach to the house, you have you driveway and a generous side entrance. The house has been very well maintained and is in good condition. It does need decorative upgrading but again that would be to someone’s taste.

Great house, fantastic location, and a great buy.

No. 6 Rahilly Street, Cobh, Co Cork – P24 EC81

Cobh our Great Island is increasingly becoming the place to live, work and visit which is so positive and welcoming to see.

No. 6 Rahilly Street is a fine example of how you can renovate, regenerate a property, and bring it back to life. No. 6 would have formerly been a building with plenty of rental rooms and now to have it redeveloped into a bespoke Townhouse is wonderful.

Located only a minute walk to the town centre, there is no need for a car as you can walk to ever efficient Train Station which is a 5-minute walk. The minute you walk into the front door you are greeted with space, light, clean and just stunning. The workmanship, the interior and design are all first class, and the owners are to commended for their attention to detail.

Of course most people moving to Cobh town want to capture the view and No. 6 doesn’t disappoint – the owner has strategically placed the sitting room at the top of the house to capture the south facing harbour view so when you think of it – this house ticks all the boxes – location, view and nothing to do but hang your hat.

Accommodation consists of – Entrance Hall, bespoke kitchen/dining room with an electric fire and double doors bringing you out onto the rear courtyard complete with outhouse and if you look up a view of the cathedral. You also have a sizeable downstairs WC & WHB – plenty of room to use as a utility room or indeed put in a shower.

On return of the stairs there is a storage room which again could be a bathroom or small bedroom. First floor has a large bedroom and luxurious ensuite with plenty of light and windows. Top floor – open plan living space – again this could be made into two rooms but is lovely the way it is – nicely designed.

The house has been completed renovated – new windows, electrics, plumbing, interiors.

What does this represent – the way town houses are being renovated and the poor luxury of living in the town.
